Btw, I hope you know that a "rent guarantee" is only as good as the guarantor. Also, NASB just announced that they offer nonrecourse loans to self trusteed Solo 401(k) plans. They don't do commercials loans. But, as a starting point, if NASB won't offer a loan on a residential property, the numbers may be a bit out of whack. I hope this helps to alleviate your difficulty in getting nonrecourse loans approved. I appreciate your enthusiasm despite your shameless plug. Not just Stocks, Bonds & Mutual Funds, “Oh My!” I have many colleges who are invested in this traditional fare and have lost a significant amount of their net worth. Bummer! I have been using my solo k for investing in real-estate for about 5 years. It has been just great! As an investor who purchases income producing properties all around the United States, Canada & Mexico. I am finding it increasingly difficult finding "Cash Flow" properties and when I do ... getting them approved by a nonrecourse lender. Tough Stuff. I have recently been introduced to a network that does just that. They have been providing me with Nonrecourse, Pre-Approved, Cash Flow Properties in great investment areas around the US.
